The Queensland government expects development of the Northshore Hamilton precinct to be completed by the 2032 Olympics. A stretch of the Brisbane riverside, previously industrial land, will be transformed into 2200 new homes, including a diverse mix of one-, two-, three-, and four-bedroom dwellings. Five developers—GRAYA, Joe Adsett Developments, Greyburn, Lancini, and Red & Co—have been appointed to split 6.1 hectares of land into five sites, encompassing housing, retail, and commercial development.
Alongside the new development, the Queensland government will invest $154 million in new roads, sewer, and water infrastructure. The project is being called the Brisbane riverfront’s 'biggest transformation in decades.' GRAYA will develop approximately 435 homes, a 50-bed hotel, and retail spaces. Red & Co will build two towers with around 440 homes and commercial opportunities.
Joe Adsett Developments will create two towers with roughly 430 homes and retail units. Lancini will manage a 15,000-square-meter shopping and commercial hub, including a supermarket, and contribute 484 homes. Greyburn will oversee a staged residential development with around 402 homes across four medium-rise buildings, including ground-floor retail.
The project will deliver 21,600 square meters of commercial space along the river. The Brisbane River, a recreational hotspot and ferry transit corridor, will enhance nearby homes' value. Deputy Premier Jarrod Bleijie highlights the project as a 'major river-lution of Brisbane’s northside,' aiming to turn industrial land into a vibrant community hub.
Additional riverfront redevelopment projects, including Lendlease’s 4000-home precinct at the old Visy site in South Brisbane, are also underway.
